Sydney vendors woo Chinese buyers

Sydney vendors are stepping up their efforts to cash in on China’s growing appetite for Australian property. Property listings on Chinese websites referring to feng shui are just the tip of the iceberg.

And in some cases, there would be even a private inspectin bus tour conducted in Chinese for the overseas buyers, according to WooBuyers, the Chinese real estate marketing company, connecting Chinese buyers for vendors.

According to the latest Foreign Investment Review Board approval figures, China topped the list of foreign investors after pouring $5.9 billion into Australian real estate in the past financial year.

According to WooBuyers Chinese marketing executive Ms. Emily Chen - " the Chinese Buyers are culturally distinct - the ones that come from mainland China - and geographically distant, so you can’t use the same tools that you use for other buyers who are based in Australia.”

Ms. Chen said overseas Chinese buyers in particular wanted to know more about the location of the property, the local amenities, transporation, schools and lifestyle.

" It was important to have both online and personal communicate with this “vital market”."

There is a widely held belief that properties could be sold to a Chinese buyer for a higher price, a lot of Chinese people come to Sydney water front, lower Sydney north shore and good school areas and they’re happy to pay unconditional and a high price.

“That’s why a lot of vendors – they hire us to focus on Chinese market.”

When comes to home hurting, more and more Chinese buyers all do their homework rather than make up a quick decision.

"We also understand general knowledge about feng shui ourselves, and we can talk about it with our buyer,” she said. -- source,
